We now offer a New Qualified Lead service to our clients from Oct 2024. A Qualified Lead (QL) is when we share a Property with our clients that has unique value or capital appreciation that others have missed, or when we know how a client might add value to the Property. Sometimes these do not have a For Sale discount, but do have strong opportunities for our clients. Sometimes clients might miss the opportunity or not have extra detail and insights our team can share. The Benefit is the a QL can be a very cost effective way for Clients to gain a unique gain from the house or land purchase that others miss. We have a £1k fee for QL options, and clients say the QL option helps if they don't know the area, or they are looking for extra ways to add value to the opportunity. Clients are required to sign Non Disclosure Agreement (NDA) before we share any details.
Example: Cheshire 3 Bed Terraced. Market Price £120k. The Berwyn Qualified Lead Fee of £1k was charged to our client for this case study. The home had the benefit of a large parking space and extra land attached to the house that could be used for extra House building, subject to Planning Permission. The land had two car access points and no restriction for building on the Land. The Client bought the Home and built a new 2 bed Home on the land.
Preston Home: 3 Bed Property. Market Price £83k. The Refurb required was just over £7k and the Estimated End Value (after Refurb) was forecast to be £135k+. The Property had repairs needed to one back room, and decorating costs. A £1k Berwyn Property QL fee was charged and the client was able to refurb the home and sell for a significant profit.
